Conditions or Reasons:
1) The proposal by reason of its excessive scale, siting and loss of garden area for the existing dwelling would result in an unsatisfactory relationship between the proposed and existing dwellings with resultant restricted outlooks from the primary windows of each. As such, the proposal would result in a poor form of a cramped development, out of keeping with the character of the area, resulting in an unacceptable impact on the outlook and amenity for future occupants of both the existing and proposed dwellings, contrary to the objectives of Section 7 of the Central Bedfordshire Design Guide, Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
