Conditions or Reasons:
The balcony by virtue of its close proximity to the adjoining property (No.31 Atterbury Avenue) results in overlooking of the rear of that property and the private amenity area serving that dwelling. As such, the development results in an unacceptable loss of privacy and amenity to the occupants of No.31, contrary to Section 7 of the Central Bedfordshire Design Guide, Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
