Conditions or Reasons for Planning Application - CB/21/04070/OUT
Conditions or Reasons:
1) The proposed development would lie outside the Shillington Settlement Envelope and would result in an unacceptable form of back-land development that would fail to relate to the established linear character along this section of Upton End Road. The proposed development would be detrimental to the established rural character of the area. The proposal would be contrary to Policies SP7 and HQ8 of the Central Bedfordshire Local Plan and Section 12 of the National Planning Policy Framework (2021).
2) The proposed development, if permitted, would result in the use of a substandard access which makes no provision for adequate driver/driver intervisibility and will lead to conditions of danger and inconvenience to users of the highway and the property. The proposal would conflict with the aims and objectives of Policy T2 of the Central Bedfordshire Local Plan.
3) Insufficient information has been provided to determine the ecological harm and impact on biodiversity and protected species that would result from the proposed development. The proposal would therefore be contrary to the requirements of Policy EE2 of the Central Bedfordshire Local Plan and Section 15 of the National Planning Policy Framework (2021).
