Conditions or Reasons:
3) Before the new dwelling hereby approved is occupied, the existing vehicular access and track to the rear parking area shall be constructed and surfaced in accordance with details to be submitted to the Local Planning Authority for its approval in writing for a distance of 5 metres into the site, measured from the highway boundary. Arrangement shall be made for surface water drainage from the site to beintercepted and disposed of separately so that it does not discharge into the highway.

Reason: To avoid the carriage of mud or other extraneous material or surface water from the site intothe highway so as to safeguard the interest of the highway. (Policy T10, SBLPR and section 9, NPPF)
5) Before the new dwelling hereby approved is first occupied, all on site vehicular areas shall be surfaced in a manner to the Local Planning Authority's approval so as to ensure satisfactory parking of vehicle soutside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

Reason: In order to minimise danger, obstruction, and inconvenience to users of the highway and ofthe premises. (Policy T10, SBLPR and section 9, NPPF)
6) Prior to the occupation of the new dwelling hereby approved, details of secure cycle storage for residents and cycle parking for visitors shall be submitted to the Local Planning Authority for its approval in writing. The new dwelling building shall not be occupied until the cycle storage & parking have been constructed in accordance with the approved details.

Reason: To ensure that secure cycle storage can be located within the approved development in order to promote sustainable modes of transport. (Section 9, NPPF)
7) Prior to the occupation of the new dwelling on the site hereby approved, a scheme for the provision of waste receptacles for each dwelling shall be submitted to and agreed in writing by the Local Planning Authority. The receptacles shall be provided before occupation takes place.

Reason: In the interest of residential amenity and to reduce waste generation in accordance with the Councils's Minerals and Waste Local Plan 2014, Policy WSP5 and the adopted SPD "Managing Waste in New Developments" (2006).
