Conditions or Reasons:

4) Part A: No development shall take place until an archaeological written scheme of investigation (WSI), has been submitted to and approved in writing by the Local Planning Authority. The WSI shall include the following components:
1. method statements for the investigation of archaeological remains present at the site
2. method statements for the preservation in situ of any archaeological remains thatcannot be fully investigated (if appropriate)
3. an outline strategy for post-excavation assessment, analysis and publication, including details of the timetable for each stage of the post-excavation works

Part B: The said development shall only be implemented in full accordance with the approved WSI and this condition shall only be fully discharged when:
1. it has been confirmed in writing to the Local Planning Authority that all elements of the archaeological fieldwork have been completed
2. a Post Excavation Assessment report and an Updated Project Design or a final archaeological report has been submitted to and approved in writing by the Local Planning Authority. This shall be done within six months of the completion of the archaeological fieldwork unless otherwise agreed in advance in writing by the
Local Planning Authority
3. the post-excavation analysis; the preparation of the site archive ready for deposition at a store approved by the Local Planning Authority; the preparation of
an archive report and the submission of a publication report have all been completed. This shall be done within twelve months of the conclusion of the
archaeological fieldwork unless otherwise agreed in advance in writing by the Local Planning Authority

Reason: This condition is pre-commencement as a failure to secure archaeological investigation in advance of development and to make the record of that work publicly available would be contrary to paragraph 199 of the National Planning Policy Framework that requires developers to record and advance of understanding of the significance of any heritage assets affected by development before they are lost (wholly or in part).

5) No development shall commence on site until a BS 5837 : 2012 Tree Survey, Tree Constraints Plan and Arboricultural Impact Assessment, prepared by a suitably qualified arboriculturist and any identified mitigation methods confirmed by the support of a Tree Protection Plan and an Arboricultural Method Statement, have been submitted to and approved in writing by the Local Planning Authority. The development shall then be carried out strictly in accordance with the approved details.

Reason: To prevent harm to or destruction of trees protected by virtue of their siting within the Conservation Area (Section 16, NPPF).
