Conditions or Reasons for Planning Application - CB/21/04157/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) A triangular pedestrian vision splay shall be provided on south side of the access drive and shall be 2.8m measured along the back edge of the footway from the centre line of the anticipated vehicle path to a point 2.0m measured from the back edge of the footway into the site along the centre line of the anticipated vehicle path. The vision splay so described and on land under the applicant's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level.

Reason
To provide adequate pedestrian visibility between the existing highway and the access, and to make the access safe and convenient for the traffic which is likely to use it.
4) The turning space to facilitate light goods service vehicles, illustrated on the approved plan no JG01, shall be implemented and maintained free from obstruction before the development is first brought in to use and retained in perpetuity for that use.

Reason
To enable a light goods service vehicle to draw off, park and turn outside the highway limits thereby avoiding the reversing of vehicles on to the highway.
5) The refuse collection point shown on drawing no 9889 rev C, shall be fully implemented before the development is brought in to use and retained thereafter.

Reason
In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
6) The parking scheme shown on plan no JG01, shall be retained in perpetuity for this purpose.

Reason
To ensure the provision of car parking clear of the highway.
7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001, 9890 RevB, 9889 RevC, 9888 RevB, 3546.21.1, 3546.21.2, 3546.21.3, 3546.21.4A, 3546.21.5A, JG01

Reason: To identify the approved plan/s and to avoid doubt.
