Conditions or Reasons:
1) The proposed development would be unsatisfactorily related to the adjacent residential properties having an adverse effect on the amenities that the occupiers of those residential properties might reasonably expect to enjoy by reason of odour, noise and general disturbance, in contrary to HQ1 of the Central Bedfordshire Local Plan (2021)
2) The proposed development would as a result of insufficient provision of car parking facilities lead to an increase in on-street car parking resulting in the danger and inconvenience to other highway users to the detriment of highway safety and is therefore considered contrary to Policies T2 and T3 of the Central Bedfordshire Local Plan (2021)
