Conditions or Reasons:
1) The proposal by virtue of its position, excessive scale and unsatisfactory design would appear at odds with the character of the area, resulting in a cramped form of development that is unsympathetic and unduly intrusive in the street scene, causing significant harm to the character and appearance of the area. The development would conflict with Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the National Planning Policy Framework.
