Conditions or Reasons for Planning Application - CB/21/04244/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) Prior to first occupation of the dwelling hereby approved, a scheme for protecting the proposed first floor dwelling from noise arising from commercial, leisure & entertainment and transport noise sources shall be submitted to and approved in writing by the local planning authority. The dwelling shall not be occupied until such a scheme has been implemented in accordance with the approved details, and it shall be retained in accordance with those details thereafter.
Reason: To protect the amenity of future occupiers of the first floor dwelling.

3) Prior to the ground floor commercial use hereby approved commencing, a scheme containing full details of any arrangements for internal air extraction, odour control, and discharge to atmosphere from on-site nail bar and beauty operations, including any external ducting and flues, shall be submitted to and approved in writing by the local planning authority. The works detailed in the approved scheme shall be installed in their entirety before the use hereby permitted is commenced. The equipment shall thereafter be maintained in accordance with the manufacturer's instructions and operated at all times when nail and beauty treatments are being carried out unless otherwise agreed beforehand in writing with the local planning authority
Reason: To protect the amenity of neighbouring residential occupiers.

4) The commercial premises by way of the nail bar hereby approved shall not be used except between 0800 hours and 2000 hours Monday - Sunday and on Public Holidays.

Reason: To protect the amenity of occupiers of the neighbouring residential properties.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC-001, 0176/4NORT-01, 0176/4NORT-03, 0176/4NORT-02.

Reason: To identify the approved plan/s and to avoid doubt.
