Conditions or Reasons:
The site lies within the South Bedfordshire Green Belt, where permission will not be granted except in very special circumstances for development for purposes other than the specified purposes listed in paragraphs 145 and 146 of the National Planning Policy Framework. The proposed extensions together with the previous extension to the property would result in a cumulative extensions disproportionate to the original dwelling. The proposal would have a significant detrimental impact on the openness of the Green Belt. No very special circumstances have been established in this case and thus the proposal is in conflict with Section 13 of the NPPF, Policy SP4 of the Central Bedfordshire Local Plan and the Central Bedfordshire Design Guide.
2) The front extensions by reason of their bulk and design would not be subservient to the existing chalet bungalow, dominating the host dwelling resulting in a development which would be out of keeping with the existing property and surrounding area and as such harmful to the character of the Chilterns Area of Outstanding Natural Beauty, contrary to Section 12 and 15 of the NPPF, Policies HQ1 and EE7 of the Central Bedfordshire Local Plan and the Central Bedfordshire Design Guide.
3) The proposed extension of the existing balcony would result in an increased unacceptable overlooking of the private amenity areas of No. 167 and 171. This would cause an undue loss of privacy to the occupants of those properties. As such, the proposal is contrary to Section 12 of the NPPF, Policy HQ1 of the Central Bedfoordshire Local Plan and the Central Bedfordshire Design Guide.
