Conditions or Reasons for Planning Application - CB/21/04416/VOC
Conditions or Reasons:
1) The development hereby permitted shall begin no later than 18 October 2022.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004 and Part 3 of the Business and Planning Act 2020.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The garage building shall only be used for purposes incidental to the enjoyment of the dwelling.

Reason: To prevent the introduction of an inappropriate use harmful to the residential character of the area. (Section 12, NPPF)
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers D92-19-03-DR-A-101 Rev P1, D92-19-03-DR-A-100 Rev P1, D92-19-03-DR-A-020 Rev P1, D92-19-03-DR-A-010 Rev P1, D92-19-03-DR-A-102 Rev P6, D92-19-03-DR-A-103 Rev P4, D92-19-03-DR-A-022 Rev P5, D92-19-03-DR-A-021 Rev P5, D92-19-03-DR-A-030 Rev P4, D92-19-03-DR-A-012 Rev P6.

Reason: To identify the approved plan/s and to avoid doubt.
