The development hereby approved shall only be implemented in full accordance with: Ashworth, H (2017) Lane Farm, Tebworth, Bedfordshire: Scheme of Heritage Asset Resource Management. Heritage Network document HN1376, Revision A, dated 6th October 2017. Any revisions to the approved Scheme of Heritage Asset Resource Management shall be approved in writing by the Council's Archaeological Advisor before implementation.
Reason: In accordance with paragraph 141 of the NPPF; to record and advance understanding of any heritage assets with archaeological and architectural interest at the development site before they are lost (wholly or in part) and to make the record of this work publicly available. |

The developmement shall be carried out in accordance with the thatching details approved under condition 4 of planning permission SB/16/04768/FULL. The roof cover so formed shall be maintained as such thereafter in perpetuity.
Reason: To control the appearance of the development in the interests of preserving and enhancing the character and appearance of the Conservation Area. (Policy BE8, S.B.L.P.R and Section 12, NPPF) |

Notwithstanding the details submitted with the application and prior to commencement of the constructional phase of the development hereby approved, samples of the external materials and finishes proposed to be used, including materials to be used for all proposed new structures, and materials to be used in the repair and 'making good' of the existing structures to be retained with the alterations hereby approved, and including a schedule of colours expressed as RAL nos. or demonstrated by colour swatches, all kerb and surfacing materials, boundary fencing and any proposed architectural lighting shall be made available on site for inspection by, and written approval of, the Local Planning Authority and the approved development shall be undertaken thereafter strictly in accordance with the approved details. Reason: In order to ensure a high standard of appearance and finish to the development that enhances and preserves the character and appearance of the conservation area. Notwithstanding the details submitted with the application and prior to commencement of the constructional phase of the development hereby approved, drawn details at a scale between 1:10 and 1:20, as appropriate, clearly demonstrating the following shall be submitted to and approved in writing by the Local Planning Authority, and the approved development shall be undertaken thereafter strictly in accordance with the approved details:- (drawn section) the typical relationship of the proposed window and door installations to the external envelope of the building(s) hereby approved. full details of the rooflights proposed to be installed. Reason: In order to ensure a high standard of appearance and finish to the development that enhances and preserves the character and appearance of the conservation area. (Policy BE8, SBLPR and Sections 7 & 12, NPPF.) |

Notwithstanding the details submitted with the application and prior to commencement of the constructional phase of the development hereby approved, drawn details at an appropriate scale between 1:1 and 1:20, of all individual window styles proposed to be installed, cross-referenced, for clear identification, to an elevation-by-elevation window schedule, and demonstrating opening configurations and showing glazing bar profiles at a scale of 1:1, shall be submitted to and approved in writing by the Local Planning Authority, and the development shall thereafter be implemented strictly in accordance with the approved details. Reason: In order to ensure a high standard of appearance and finish to the development that enhances and preserves the character and appearance of the conservation are. Notwithstanding the details submitted with the application all rainwater goods to be installed as part of the development hereby approved shall be of black painted cast-aluminium 'heritage range' type. Reason: In order to ensure a high standard of appearance and finish to the development that enhances and preserves the character and appearance of the conservation area. (Policy BE8, SBLPR and Sections 7 & 12, NPPF.) |

The dwellings hereby approved shall not be first occupied until details of the bin storage/collection areas have been submitted to and approved in writing by the Local Planning Authority and the bin storage/collection areas have been implemented in accordance with the approved details. The bin storage/collection areas shall be retained thereafter.
Reason: In the interest of amenity. (Policy BE8, SBLPR and Section 7, NPPF.) |

Before the constructional phase of the development hereby approved is begun a scheme of landscaping shall be submitted to and approved in writing by the Local Planning Authority. The landscaping scheme shall include the following: -
details of all planting positions, planting species and planting densities; details of all areas of hard-surfacing materials and finishes; details of all fences, walls and other means of enclosure and; a landscape management plan for all landscaped areas.
The approved landscaping scheme shall be implemented by the end of the full planting season immediately following the completion and/or first use of any separate part of the development (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.
Reason: To ensure an acceptable standard of landscaping. (Policy BE8, SBLPR and Sections 7, 11 & 12, NPPF.) |

Before the premises are first occupied all on site vehicular areas shall be surfaced in the manner previously approved and parking and turning areas made available for use so as to ensure satisfactory parking of vehicles outside highway limits. Arrangements shall be made for surface water from the site to be intercepted and disposed of separately so that it does not discharge into the highway.
Reason: In order to minimise danger, obstruction, and inconvenience to users of the highway and of the premises. (Policies BE8 and T10, SBLPR and Sections 4, 7 & 10, NPPF.) |

Best practical means shall be taken at all times to ensure that all vehicles leaving the development site during construction of the development are in a condition such as not to emit dust or deposit mud, slurry or other debris on the highway, in particular an efficient means of cleaning the wheels of all lorries leaving the site shall be installed prior to commencement of the development and shall thereafter be maintained and employed at all times during construction of the development.
Reason: To minimise the impact of construction vehicles and to improve the amenity of the local area. (Policy BE8, SBLPR and Sections 4 & 7, NPPF.) |

Development shall not begin until details of the improvements to the main junction between the proposed development and the highway have been approved by the Local Planning Authority and no building shall be occupied until that junction has been constructed in accordance with the approved details.
Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and of the proposed estate road. (Section 4, NPPF) |

Development shall not begin until details of the junctions of the private accesses and the highway have been approved by the Local Planning Authority and no building shall be occupied until that junction has been constructed in accordance with the approved details. Development shall not begin until a scheme to improve The Lane has been approved by the Local Planning Authority and no building shall be occupied until that scheme has been implemented in accordance with the approved details.

18)
Development shall not commence until a scheme detailing provision for on site parking for construction workers for the duration of the construction period has been submitted to and approved in writing by the Local Planning Authority. The scheme shall be implemented throughout the construction period.
Reason: To ensure adequate off street parking during construction in the interests of road safety. (Section 4, NPPF) |
19)
Prior to the occupation of any dwelling on the site, a scheme for the provision of waste receptacles for each dwelling shall be submitted to and agreed in writing by the Local Planning Authority. The receptacles shall be provided before occupation takes place.
Reason: In the interest of residential amenity and to reduce waste generation in accordance with the Councils's Minerals and Waste Local Plan 2014, Policy WSP5 and the adopted SPD "Managing Waste in New Developments" (2006). |
