Conditions or Reasons for Planning Application - CB/21/04511/FULL
Conditions or Reasons:
1) The proposed dwelling would, by reason of its siting, design and proportion, result in an incongruous and obtrusive form of development, particularly when viewed in context with the existing pair of semi-detached houses and the pattern of surrounding development. The proposal would fail to complement and harmonise with the character of the surrounding area being contrary to Policies HQ1 of the CBC Local Plan and Chapter 12 of the NPPF.
2) The loss of the public amenity strips will adversely affect the visual amenity, openness and the character of the area contrary to Policy HQ1 and HQ10 of the CBC Local Plan and Chapter 12 of the NPPF.
3) The proposed development would provide inadequate internal living standards for future occupiers, by failing to meet with minimum internal space standards. The proposal is therefore contrary to the principles of good design set out in Policies H2 of the CBC Local Plan, Chapter 12 of the NPPF and the Central Bedfordshire Design Guide.
