Conditions or Reasons for Planning Application - CB/21/04587/LB

Conditions or Reasons:

1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers : L01, L02, L03/B, L04.

Reason: To identify the approved plan/s and to avoid doubt.

3) Prior to the commencement of development details of the roof insulation materials and techniques to be used as outlined in point 3 of Drawing No. L03 rev B shall be submitted to and approved in writing by the Local Planning Authority and only the approved details shall be implemented.

Reason & Justification of pre-commencement: This condition is a pre-commencment condition to safeguard the character and integrity of the Grade II listed property in accordance with policies in the Central Bedfordshire Local Plan and the NPPF.

4) Prior to commencement of development a Condition Survey Report carried out by a CARE accredited Structural Engineer shall be submitted to and approved in writing by the Local Planning Authority. The report shall include a clear and convincing justification for the structural timber repairs as outlined in point 13 of Drawing No. L03 rev B. The works shall be carried out in accordance with the approved details.

Reason & Pre-commencement justification: This condition is a pre-commencement condition to safeguard the character and integrity of the Grade II listed property in accordance with policies in the Central Bedfordshire Local Plan and the NPPF.
