Conditions or Reasons:
1) The proposed replacement dwelling would, by reason of its increased height, depth and width, be disproportionately larger in scale and massing than the original dwelling. The resultant scale of the proposed development would as a result appear excessive and would be harmful to the rural character of the area, contrary to Policies DC2 and HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
