Conditions or Reasons for Planning Application - CB/21/04746/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The development hereby permitted shall only be used for purposes incidental to the enjoyment of the dwelling known as 8 Fallowfield, Leighton Buzzard, LU7 3PW and shall not be occupied as a separate or self-contained dwelling or use as a private commercial unit.

Reason: To prevent the establishment of a separate residential unit and use for commercial purposes in the interests of the character of the area, the amenities of local residents and the provision of appropriate parking. (Sections 9 & 12, NPPF)
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC001, CBC002 and 2016/0905/01 REV A.

Reason: To identify the approved plans and to avoid doubt.
