Conditions or Reasons:
1) The proposed single storey rear extension, by virtue of its scale, massing and bulk, would not be considered a proportionate addition to the host dwelling. Furthermore, the proposal would have a detrimental impact on the residential amenities of No 6 Westfield Road, resulting in a loss of light and overbearing impact to this neighbouring property. The proposed development is therefore considered to be contrary to Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 12 of the NPPF (2021) and Section 7 of the Central Bedfordshire Design Guide (2014)
