Conditions or Reasons:
1) The siting, excessive scale, unsympathetic form and design of the first floor side extension will result in a dominant and conspicuous form of development which would be out of character within the surrounding location and would cause harm to the character and appearance of the area. The proposed development is not therefore considered to be a high standard of design and layout and conflicts with policies HQ1 of the Central Bedfordshire Local Plan (2021), Section 7 of the Central Bedfordshire Design Guide and Section 12 of the National Planning Policy Framework.
