Conditions or Reasons for Planning Application - CB/21/04883/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Within 1 month of the plant hereby approved coming into operation post-installation noise testing shall be undertaken with the results submitted to and approved in writing by the Local Planning Authority, to demonstrate that noise resulting from the operation of the plant hereby approved shall not exceed the existing background noise level inclusive of any penalty for tonal, impulsive or other distinctive acoustic characteristics when measured or calculated according to the provisions of BS4142:2014 (as amended). Thereafter the plant operation shall be maintained in accordance with the approved details.

Reason: To protect the amenity of nearby noise sensitive receptors.

3) All external works hereby permitted shall be carried out in accordance with the details provided in the application.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with appropriate materials in the interests of the visual amenities of the locality.

4) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 121308-300, Pre-Installation BS4142 (2014) Noise Survey December 2021 Addendum Report dated 20 January 2022, Design & Access Statement dated 31.10.21.
Reason: To identify the approved plan/s and to avoid doubt.
