Conditions or Reasons:
1) The proposed first floor extension by virtue of its scale and siting adjacent to the boundary would create an unacceptable overbearing impact and degree of overshadowing upon the rear garden amenity area and rear windows of No. 77 and 81 Bedford Road. The proposal would therefore not constitute high quality design and layout and would conflict with Policy HQ1 of the Central Beds Local Plan, Chapter 7 of the Central Beds Design Guide and Section 12 of the National Planning Policy Framework (2021).
