Conditions or Reasons:
1) The site lies within the South Bedfordshire Green Belt, where permission will not be granted except in very special circumstances for development for purposes other than the specified purposes listed in paragraphs 145 and 146 of the National Planning Policy Framework. The proposed extensions together with the previous extension to the property would result in cumulative extensions disproportionate to the original dwelling. Furthermore, the extension by reason of its excessive scale and bulk would significantly alter the appearance of the dwelling resulting in a detrimental impact on the openness of the Green Belt. The very special circumstances that have been put forward do not provide an overriding justification to support the resultant harm and thus the proposal is in conflict with Section 13 of the NPPF, Policy SP4 of the Central Bedfordshire Local Plan and the Central Bedfordshire Design Guide.
