Conditions or Reasons for Planning Application - CB/21/04945/FULL
Conditions or Reasons:
1) Due to poor spatial separation with an adjoining Silver Birch protected by a Preservation Order No. 1/1953 (Woodland W1), and the likely future nuisance caused by unavoidable conflict with the new extension, it is considered that the proposal would be inappropriate development that is likely to have a negative impact upon the sustainable relationship with the treescape character of the area and its protected trees. As such, the proposal is considered to be contrary to Policies EE4 and HQ1 of the Central Bedfordshire Local Plan (2021).
2) The proposal is not set down from the main ridge and is not setback from the main front elevation, and would therefore not appear as a subservient addition to the dwelling. The proposal would therefore be contrary to Paragraph 7.03.08 of the Central Bedfordshire Design Guide and would result in harm to the character and appearance of the area and as such, would be in contrary to policy HQ1 of the Central Bedfordshire Local Plan (2021).
