Conditions or Reasons for Planning Application - CB/21/04953/FULL
Conditions or Reasons:
1) The proposal represents an undesirable form of development inappropriate to and at variance with the prevailing form of development in the vicinity. The proposal would be contrary to the established residential nature of the area and would have a significant adverse impact on the character and appearance of the area; as such the proposal is contrary to Policies HQ1 & HQ8 of the Central Bedfordshire Local Plan and Sections 11 & 12 of the NPPF.
2) The proposal would involve backland development without adequate road frontage resulting in an unsatisfactory standard of development which would detract from the amenity of the surrounding area. The proposal is therefore contrary to the principles of good design set out in Policies HQ1 & T2 of the Central Bedfordshire Local Plan and Sections 9 & 12 of the NPPF.
3) Insufficient information has been provided by the applicant to enable an accurate assessment to be made of the highway safety/traffic impact implications of the development. It has not been demonstrated that the site can enable vehicles to turn within it and so enter and leave the highway in forward gear which is considered essential in the interests of highway safety; as such the proposal is contrary to Policy T2 of the Central Bedfordshire Local Plan and Sections 9 & 12 of the NPPF.
