Conditions or Reasons for Planning Application - CB/21/04985/FULL
Conditions or Reasons:
1) The proposed development, by virtue of its excessive scale, layout and siting within close proximity to the boundaries of the site and resulting in the loss of the rear garden amenity provision to the host dwelling at No. 58 Bullpond Lane, would constitute cramped development which would be an overdevelopment of the site. The development would cause harm to the established layout and character of the area, contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
2) The proposed development by virtue of its siting, layout and proximity to No.58 Bullpond Lane would have an unsatisfactory relationship with the host dwelling which would result in an unacceptable loss of privacy and overlooking to the habitable living areas of the proposed dwelling and its rear garden amenity space. This layout would also result in the unacceptable loss of rear garden amenity space to the property at No. 58 Bullpond Lane. The proposal would thereby result in an unsatisfactory living environment for future occupiers of the proposed development and to occupiers of the existing dwelling house. The development would thereby be contrary to Local Plan Policy HQ1 and Section 12 of the NPPF.
