| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

For the avoidance of doubt, the development hereby does not include the re thatching of the cottage. The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, 1970/000, 1970/001, 1970/100, 1970/101, 1970/102, 1970/120, 1970/121, 1970/140, 1970/200, 1970/200, 1970/300/A, 1970/301, 1970/400/A, 1970/401/A, 1970/402 and 1970/403.
Reason: To identify the approved plan/s and to avoid doubt. |

Prior to installation on site, drawings that show details of proposed new garden doors to be used by section and elevation at scales between 1:20 and 1:1 as appropriate shall be submitted to and approved in writing by the local planning authority. Works shall be implemented in accordance with the approved details and shall be permanently maintained as such.
Reason: To safeguard the character and integriry of the Grade II listed cottage. |
