Conditions or Reasons:
1) The proposal, by reason of the scale and massing of development and its prominent siting onto Station Road, would result in a overly dominant form of development which fails to respect the size, scale and massing of the existing local surroundings. The proposal would thereby have an unacceptable impact on the character and appearance of the area. As such the proposal is contrary to Section 12 of the NPPF, Policy WS1 of the Woburn Sands Neighbourhood Plan and Policy HQ1 of the Central Bedfordshire Local Plan 2015-2035
