| Conditions or Reasons: | 1)
Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 1995, or any amendments thereto, the garage accommodation and parking provision on the site shall not be used for any purpose, other than as garage accommodation, cycle parking provision and storage pertaining to the residential use and parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose.
Reason: To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users and to avoid obstruction of manoeuvring areas within the site to all traffic using the site (Section 9, NPPF) |

Before the premises are occupied all on site vehicular areas shall be surfaced in accordance with the approved plan no. 21.242-P1 Rev 5. Thereafter, the surfacing shall remain as approved unless otherwise agreed in writing by the local planning authority.
Reason: To avoid the carriage of mud or other extraneous material or surface water from the site so as to safeguard the interest of highway safety and reduce the risk of flooding and to minimise inconvenience to users of the premises and ensure satisfactory parking of vehicles outside highway limits. (Section 9, NPPF) |

All tree protection measures / works shall be carried out in accordance with the details contained within the Consulting Engineers Root Protection Zone Method Statement dated 17.11.2021 and drawing 21.230-A10 Rev 1 Root Protection Zones Plot 1.
Reason: To ensure the protection existing trees on site during construction in accordance with Policy EE4 of the Central Bedfordshire Local Plan 2015-2035 and the NPPF Section 15. |

All ecological mitigation and enhancement measures and/or works shall be carried out in accordance with the details contained within the Samsara Ecology Ecological Enhancement Plan, Project Number 160: Version 1 Dated October 2021.
Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements in accordance with Policy EE2 of the Central Bedfordshire Local Plan 2015-2035 and the NPPF Section 15. |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Environmental Code of Practice https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning/3
Reason: In order to minimise the impact of development on existing trees, landscape features and biodiversity (Section 15, NPPF) |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers : 21.424-P1 Rev 5 Reserved Matters Plot 1, 21.424-P2 Rev 1 Finished Floor Levels Plot 1, 21.424-P3 Rev 2 Proposed Street Scene, 21.424 MATS Proposed External Materials, 21.230-A10 Rev 1 Root Protection Zones Plot 1. Reason: To identify the approved plan/s and to avoid doubt. |
