Conditions or Reasons:
1) The proposed development by virtue of its scale, layout and siting would result in a visually incongruous and imposing form of development which would fail to respect the established layout and character of the area and which would diminish the sense of space about the street scene.The proposal would therefore result in an inappropriate form of residential garden development. The development would fail to add to the quality of the area and achieve high quality design in accordance with the requirements of Central Bedfordshire Local Plan Policy HQ1 and Section 12 of the NPPF.
2) The proposed development fails to make adequate provision for the off-street parking of vehicles, would introduce hazards to the highway resulting from manoeuvres to or from the development and thereby compromising pedestrian and road user safety. The development is thereby contrary to the requirements of Central Bedfordshire Local Plan Policies T2 and T3 and Section 9 of the NPPF.
3) The application fails to provide supporting ecological information to ensure that the development would not have a negative impact on potential protected species within the site. The development is thereby contrary to the requirements of Local Plan Policy EE2 and Section 15 of the NPPF.
