Conditions or Reasons for Planning Application - CB/21/05190/FULL
Conditions or Reasons:
1) The proposed projecting two storey extension to the side of a single storey property would dominate the existing dwelling. Furthermore, the roof design of the extension would appear at odds with the roof of the adjoining property. A such the proposed extension would be out of keeping with the scale of the existing dwelling and harmful to the character of the surrounding streetscene. The proposal would therefore be contrary to Section 7 of the Central Bedfordshire Design Guide, Policy HQ1 of the Central Bedfordshie Local Plan and Section 12 of the NPPF.
2) The proposed two storey extension would be located in close proximity to the rear windows of 3 Douglas Place and the side window of the extension would directly overlook the neighbouring windows and private amenity area. Given the orientation of the properties, the siting and scale of the proposal, the extension would appear overbearing and result in an unacceptable loss of light, privacy and amenity to the occupants of 3 Douglas Place. On the basis of the above the proposal would be contrary to Section 7 of the Central Bedfordshire Design Guide, Policy HQ1 of the Central Bedfordshie Local Plan and Section 12 of the NPPF.
