Conditions or Reasons for Planning Application - CB/21/05222/PAES
Conditions or Reasons:
1) The proposed additional storey would be constructed on on a front extension of a lower height and therefore would be contructed on a part of the dwellinghouse other than the principal part of the dwellinghouse. As such, the proposal would not conform to tolerance AA.1 (h) (i) and would therefore not be considered permitted development under Part 1, Class AA of the General Permitted Development Order (2015)
2) Given the mixed grain of development and character of properties along Brook Lane, which would allow the proposal to be visible within the wider area, it is considered that the excessive scale, height and design of the proposal, particularly its principal elevation would be at odds with the existing grain of development and would result in a harmful visual impact on the character and appearance of the area in conflict with Policy HQ1 of the Central Bedfordshire Local Plan (2021), Section 12 of the NPPF and the Central Bedfordshire Design Guide (2014).
