1) The proposed two storey extension would by reason of its close proximity to the boundary result in a cramped development which would be harmful to the character of the area, contrary to Supplement 7 of the Central Bedfordshire Design Guide, Policy HQ1 of the Central Bedfordshire Local Plan and the Section 12 of the NPPF (2021).
