Conditions or Reasons for Planning Application - CB/21/05282/VOC
Conditions or Reasons:
1) The proposed external finish for the dwelling shall be carried out in accordance with plan number BRIA/100P/Sk(A)15B

Reason: To control the appearance of the building in the interests of the visual amenities of the locality.
(Section 12, NPPF)
2) Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any order revoking and re-enacting that Order with or without modification), no windows shall be inserted into the side elevations of the proposed dwelling, without the grant of further specific planning permission from the Local Planning Authority.

Reason: To protect the privacy of neighbouring residents (Policy HQ1 Local Plan)
3) The first floor window in the rear elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window(s) which can be opened are more than 1.7m above the floor of the room(s) in which the window(s) is installed. No further windows or other openings shall be formed in the rear elevation.

Reason: To safeguard the privacy of occupiers of adjoining properties (Policy HQ1 Local Plan)
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers BRIA/100P/Sk(A)15B, Site Location Plan

Reason: To identify the approved plan/s and to avoid doubt.
