Conditions or Reasons for Planning Application - CB/21/05298/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers Ao.1, Ao.2, Ao.3 & 21111/1.
Reason: To identify the approved plan/s and to avoid doubt.
4) Prior to the recommencement of works, and following clearance of construction materials and waste, all tree protection barriers and ground protection shall be positioned and
installed in compliance with Section 10.3 (Table 2 -Mitigation and Remedial Measures), Section 11.3.15 and Appendix 3 'Tree Protection Planning' of the supporting document 'BS 5837 : 'Tree Survey and Arboricultural Impact Assessment' (Document Ref. GD/220015/R) and the 'Tree Protection Plan' dated 31st January 2022, as prepared by Bartlett Consulting. The tree protection barriers and ground protection shall then remain securely in position throughout the remaining course of development works.

Reason: To protect the designated Root Protection Areas of adjacent trees from further compaction damage caused by development works.
5) Following completion of development, all soil remediation works shall be carried out in the areas designated on the 'Tree Protection Plan' dated 31st January 2022, and in compliance with Section 10.3 (Table 2 -Mitigation and Remedial Measures), and as specified in Section 11.3.16 of the supporting document 'BS 5837 : Tree Survey and Arboricultural Impact Assessment' (Document Ref. GD/220015/R), as prepared by Bartlett Consulting.

Reason: To carry out decompaction of soil caused by previous construction works, so as to restore a healthy rooting medium and prevent further root damage to Oak Tree T10.
