Conditions or Reasons:
1) The proposed building by reason of its excessive scale, height and design would have the appearance of a detached independant dwelling unit situated in a back garden position. It would be out of keeping with and harmful to the character and pattern of surrounding development. This will be to the detriment of the visual amenities of the site and the wider area and would be in conflict with planning policy HQ1 in the Central Bedfordshire Local Plan 2021, the Central Bedfordshire Design Guide on House Extensions and Alterations and the NPPF.
