Conditions or Reasons for Planning Application - CB/21/05332/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application full details of the steelwork structural support associated with the removal of existing Study wall masonry indicated on drawing 3921-P01 Rev.A in the formation of the opened-out Kitchen/Dining area hereby approved, shall be submitted to, and approved in writing by, the Local Planning Authority prior to the creation of the new opening, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF)
3) Notwithstanding the details submitted with the application, drawn details of the new windows and external doors hereby approved at a scale between 1:10 and 1:20 and in elevation, plan and section, as appropriate, confirming the following shall be submitted to, and approved in writing by, the Local Planning Authority prior to the installation of the new windows and doors on site, and the approved works shall thereafter be implemented strictly in accordance with the approved details:-
- window and door construction material
- glazing type
- glazing bar profiles
- opening configurations
- intended depth of window and door reveal (section drawing),
The incorporation of double-glazing shall be strictly limited to the use of 'in frame' glazing of recognised 'slim-style' form, with black spacer bars.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
4) Notwithstanding the details submitted with the application the works hereby approved and any associated works of internal and external 'making good', including porch roof covering, brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with the existing constructional detailing and character of the building, close-matching with existing materials as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
5) Notwithstanding the details submitted with the application all final external colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
6) This consent relates only to the details shown on the submitted plans, numbers 3921-L1 Rev.A; 3921-L2 Rev.B; 3921-E01 Rev.A; 3921-E02 Rev.A; 3921-P01 Rev.A; 3921-P02 Rev.A.
Reason: To identify the approved plans and to avoid doubt.
