Conditions or Reasons:
1) The cumulative impact of the proposed development in the context of existing adjoining development would together serve to increase the sense of enclosure for the occupiers of No 37 and 39 Shepherds Place and would appear unacceptably overbearing contrary to Policy HQ1 of the Adopted Local Plan (2022), the adopted design guide and Section 12 of the NPPF.
