1) The proposed development will result in the loss of off-street parking and if permitted would lead to an increase in on-street parking thereby resulting in additional hazards and inconvenience for users of the highway. Contrary to HQ1, T1, T2 and T3 of the Central Bedfordshire Local Plan, and Section 12 of the NPPF (2021).
