| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building, and as shown on approved drawing ref: L-02/ rev B
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

The boundary treatment as shown on approved drawing ref: L-01/ rev B shall be completed in accordance with the approved scheme before the buildings hereby approved are occupied and be thereafter retained.
Reason: To safeguard the appearance of the completed development and the visual amenities of the locality. (Section 12, NPPF) |

Notwithstanding the details submitted with the application, the development hereby approved shall not be occupied until details of the junction of the proposed vehicular access with the highway have been approved by the Local Planning Authority and until the junction has been constructed in accordance with the approved details.
Reason
In order to minimise danger, obstruction and inconvenience to users of the highway and the premises (policy T2, Central Bedfordshire Local Plan). |

No dwelling shall be occupied until visibility splays have been provided at the junction of the estate road with the public highway. The minimum dimensions to provide the required splay lines shall be 2.4m measured along the centre line of the proposed estate road from its junction with the channel of the public highway and 25m measured from the centre line of the proposed estate road along the line of the channel of the public highway. The vision splays required shall be provided and defined on the site by or on behalf of the developers and be kept free of any obstruction.
Reason
To provide adequate visibility between the existing highway and the proposed access and to make the access safe and convenient for the traffic which is likely to use it (Policy T2, Central Bedfordshire Local Plan). |

Before the development is brought into use, the proposed development shall be carried out and completed in all respects in accordance with the access siting and layout illustrated on the approved plan No.L-01 Rev A and defined by this permission and, notwithstanding the provision of the Town and Country Planning General Permitted Development Order 1995, (or any Order revoking or re-enacting that Order) there shall be no variation without the prior approval in writing of the Local Planning Authority.
Reason
To ensure that the development of the site is completed insofar as its various parts are interrelated and dependent one upon another and to provide adequate and appropriate access arrangements at all times (Policy T2, Central Bedfordshire Local Plan) |

Prior to the first occupation of the dwellings hereby approved, the waste storage and collection points as shown on approved drawing ref: L-01/ rev B shall be fully implemented and be retained thereafter.
Reason
In the interests of the provision of adequate waste collection areas (policy HQ1, Central Bedfordshire Local Plan). |

Prior to development beginning on site, an Arboriculture Impact Assessment and tree protection plan showing suitable protection measures for the adjacent tree protected by a Tree Preservation Order. The approved tree protection details shall be implemented prior to development beginning on site. The development shall be constructed in accordance with the approved details.
Reason
This condition is pre-commencement in the interests of protecting an existing TPO tree in close proximity to the application site (policies HQ1 and EE4, Central Bedfordshire Local Plan) |
9)
All works to or affecting trees on or adjoining the site shall be carried out in accordance with the relevant recommendations of BS3998 2010.
Reason: To safeguard the existing trees on the site in the interests of visual amenity. (Sections 12 & 15, NPPF) |

No work of building demolition shall take place until the applicant has implemented and submitted to the Local Planning Authority, and gained Local Planning Authority written approval of, a completed scheme of external and internal photographic recording of any structures to be demolished, undertaken with all internal debris cleared out and all flooring swept clean, which shall be not less than Historic England recording level 2 as set out in sections 5.2 and 4.4.8 and 4.5.2 of the publication Understanding Historic Buildings: a guide to good recording practice (Historic England 2016).
Reason: This condition is pre-commencement as a failure to secure an appropriate record of the buildings considered heritage assets by the Local Planning Authority in advance of demolition would be contrary to paragraph 205 of the National Planning Policy Framework (NPPF) that requires developers to record and advance understanding of the significance of any heritage assets to be lost (wholly or in part) as a consequence of the approved works. |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
