Conditions or Reasons for Planning Application - CB/21/05596/FULL
Conditions or Reasons:
1) The proposed replacement dwelling, by nature of its size in comparison with the original dwelling, would result in a materially larger building than the one it replaces, contrary to exception d of paragraph 149 of the NPPF and would therefore constitute inappropriate development in the Green Belt. Very special circumstances have not been demonstrated that would outweigh the harm to the Greenbelt.
2) The proposal would result in an undesirable and unacceptable form of development such that it would have an adverse impact on the character of the area. It is considered that the proposed replacement dwelling would be contrary to the existing established character of development and as such, would cause harm to the character and appearance of the area. The proposal would be contrary to Section 12 of the NPPF, Policy HQ1 and the CBDG.
