Conditions or Reasons for Planning Application - CB/21/05624/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Samples of all external materials shall be submitted to and approved in writing by the local planning authority prior to their first use on site. The development shall be implemented in accordance with the approved details and permanently maintained as such.

In the interest of preserving the special character and historic interest of the listed building and Ampthill Conservation Area (section 16, NPPF, 2021).
3) Additional drawings showing details of new windows, doors, timber shutters and timber lintel in section and elevation, at a scale between 1:1 and 1:20 as appropriate, shall be submitted to and approved in writing by the local planning authority prior to their first installation on site. The development shall be implemented in accordance with the approved details and shall be permanently maintained as such.

4) New rainwater goods shall be of black painted metal, unless otherwise agreed in writing with the local planning authority.

5) No meter boxes, pipes, flues, ducting, extract vents, satellite dishes or lighting shall be fixed to the external fabric of the building, unless agreed in writing with the local planning authority.

6) A schedule for the retention, reuse or storage of removed historic fabric (stable partitions, hayloft ladder, brick flooring, troughs), including justification for any historic fabric not capable of retention and reuse, shall be submitted to and agreed in writing by the local planning authority prior to their removal from site. The development shall be fully implemented in accordance with the approved details.

7) Details of glazed openings within the timber floor of south stables to view the cobbled floor shall be submitted to and agreed in writing by the local planning authority prior to the insertion of the new timber floor.
