| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 254/01/100/P3, 254/02/100/P4, 254/02/200/P7, 254/03/300/P7, 254/03/301/P4, 254/04/100/P3, 254/04/101/P3, 254/04/102/P3, 254/04/103/P3, 254/04/104/P3, 254/04/105/P3, 254/05/100/P3 and 254/05/101/P3.
Reason: To identify the approved plans and to avoid doubt. |

Samples of all external materials shall be submitted to and approved in writing by the local planning authority prior to their first use on site. The development shall be implemented in accordance with the approved details and permanently maintained as such.
Reason: To safeguard the character and integrity of the Grade II* Listed house and the visual amenities of the Ampthill Conservation Area.

Additional drawings showing details of any new windows in section and elevation, at a scale between 1:1 and 1:20 as appropriate, shall be submitted to and approved in writing by the local planning authority prior to the first installation of new windows on site. Only the approved details shall be implemented.

New rainwater goods shall be of black painted metal unless otherwise agreed in writing with the local planning authority.

No meter boxes, pipes, flues, ducting, extract vents, satellite dishes or lighting shall be fixed to the external fabric of the building unless agreed in writing with the local planning authority.
