Conditions or Reasons for Planning Application - CB/21/05652/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to the commencement of the development, details are to be supplied showing the position of Tree Protection Fencing to ensure trees and associated to the rear of the property are not damaged during the construction process and from the storage of materials. Fencing is to be erected prior to any works starting on the site including demolition or site clearance. The fencing is to be erected in line with details found in BS5837 2012 Trees in relation to Design, Demolition and Construction.

Reason: To ensure the protection of the existing trees on site.
4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 01A, 01B, 01C, 01D, 01E, 01F.

Reason: To identify the approved plan/s and to avoid doubt.
