Conditions or Reasons for Planning Application - CB/22/00042/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) All external works hereby permitted shall be carried out using the materials as specified on drawing P1 (Rev 7).

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with appropriate materials, in the interests of the visual amenities of the locality.(Section 12, NPPF)

3) The development shall not be occupied or brought into use until the parking scheme shown on Drawing No.P2 Rev 5 has been completed. The scheme shall thereafter be retained for this purpose.

Reason: To ensure provision for car parking clear of the highway. (Section 9, NPPF)

4) Prior to occupation of the dwelling the boundary treatment shall be completed in accordance with the approved scheme shown on drawing P2 Rev 5 and be thereafter retained.

Reason: To safeguard the appearance of the completed development, the privacy of neighbouring properties and the visual amenities of the locality. (Section 12, NPPF)

5) Prior to occupation of the dwelling integrated bat/ bird bricks and hedgehog holes shall be provided in accordance with the approved details shown on drawing P2 Rev 5.

Reason: To provide an ecological enhancement. (Section 15, NPPF)

6) A refuse collection point in accordance with drawing P2 Rev 5 shall be provided prior to the occupation of the dwelling and be retained thereafter.

Reason: In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises. (Section 9 NPPF).

7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, number P1 Rev 7, P2 Rev 5.

Reason: To identify the approved plan/s and to avoid doubt.
