Conditions or Reasons for Planning Application - CB/22/00117/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Prior to commencement of development; details of a scheme for replacement tree planting including suitable species of equivalent scale and character shall be submitted to and approved in writing by the Local Planning Authority. This will include planting and maintenance specifications, including cross-section drawings, use of guards or other protective measures and confirmation of location, species and size, nursery stock type, supplier and defect period. The replacement tree planting shall be implemented by the end of the full planting season immediately following the completion and/or first use of the development (a full planting season shall mean the period from October to March). The replacement tree shall be maintained for a period of five years from the date of planting if the tree dies or is destroyed during this period it shall be replaced during the next planting season with another of a similar size and species.

Reason: To ensure that the tree which is to be removed as a result of the proposal is replaced within the development site with appropriate planting of suitable species of equivalent scale and character, as well as ensuring an acceptable standard of visual amenity at the site.

3) No equipment, machinery or materials shall be brought on to the site for the purposes of development until details of substantial protective fencing for the protection of retained trees shown on drawing no. 0821-HBA-DR-A-P02, has been submitted to and approved in writing by the Local Planning Authority. The approved fencing shall be maintained until all equipment, machinery and surplus materials have been removed from the site. Nothing shall be stored or placed in any area fenced in accordance with this condition and the ground levels within those areas shall not be altered, nor shall any excavation be made.

Reason: To protect the trees so enclosed in accordance with Section 8 of BS 5837 of 2012 or as may be subsequently amended.

4) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 0821-HBA-DR-A-P02, 0821-HBA-DR-A-P04, 0821-HBA-DR-A-P03C, 0821-HBA-DR-A-P01A.

Reason: To identify the approved plan/s and to avoid doubt.
