Conditions or Reasons for Planning Application - CB/22/00135/FULL
Conditions or Reasons:
1) The proposed extension is considered to represent an unsatisfactory design, having particular regard to the angled design of the first floor elevation and the absence of any windows in the first floor front elevation. The extension would appear out of keeping with the simple design of the existing property and result in a form of development which would be harmful to the streetscene. As such, the proposal is contrary to the Central Bedfordshire Design Guide, Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
2) The proposed extension would by reason of the siting and proximity of the proposed first floor rear windows result in an unacceptable loss of privacy to the occupants of No. 36 Fieldside Road. The proposal would be contrary to the principles of the Central Bedfordshire Design Guide, Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF.
