Conditions or Reasons:

1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) Notwithstanding the details submitted with the application the replacement porch structures hereby approved shall have a roof covering of natural slate unless agreed otherwise and in writing by the Local Planning Authority in advance of construction, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the character and historic interest of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)

3) Notwithstanding the details submitted with the application the render infill of the lower side panels of the replacement porch structures hereby approved shall be given a white final decorative paint finish unless agreed otherwise and in writing by the Local Planning Authority in advance of construction, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the character and historic interest of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)

4) Notwithstanding the details submitted with the application the timberwork of the replacement porch structures hereby approved shall be left to weather naturally, without decorative staining or painting, unless agreed otherwise and in writing by the Local Planning Authority in advance of construction, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the character and historic interest of this listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)

5) This consent relates only to the works detailed in the submitted plans, numbers CBC-01 (Site Plans); CBC-02 (Front Elevation as existing); CBC-03 (Front Elevation as proposed); CBC-04 (Side Elevation as existing and as proposed).
Reason: To identify the approved plans and to avoid doubt.
