Conditions or Reasons for Planning Application - CB/22/00168/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) The whole of the original timber roof frame of the former Chapel building, including posts and diagonal braces, shall be retained in situ unless agreed otherwise and in writing by the Local Planning Authority.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character, historic fabric and architectural integrity of this listed building in all respects (Section 16, NPPF).
3) Notwithstanding the details submitted with the application, where the new attic partitioning hereby approved is to be attached to the existing roof structure and attic flooring, the partitioning shall be attached with screw-fixings only.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic fabric of this listed building in all respects by minimising irreversible damage and harm (Section 16, NPPF).
4) Notwithstanding the details submitted with the application, full product and installation details of any bathroom vent equipment associated with the new attic bathroom facility hereby approved which exits in any way upon the exterior of the building, including roof slopes, shall be submitted to, and approved in writing by, the Local Planning Authority prior to installation of the vent equipment on site.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and appearance of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
5) Notwithstanding the details submitted with the application, the rooflight installations hereby approved shall be undertaken using the approved 'Conservation Rooflight' product unless agreed otherwise and in writing by the Local Planning Authority prior to installation on site.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and appearance of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located and to avoid doubt (Section 16, NPPF)
6) Notwithstanding the details submitted with the application any works of 'making good' required as a result of implementation of the works hereby approved, including brickwork, timberwork, plasterwork, the use of mortars and decorative finishes, and any adjustments to the existing slate roof covering of the building following removal of the existing rooflight and the installation of new rooflights, shall be undertaken using materials and in a manner strictly compatible with, and close-matching as appropriate, the existing traditional constructional character and detailing of the building.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and appearance of this listed building and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
7) This consent relates only to the works detailed in the submitted plans, numbers CBC-01 (Site Location and Block Plan); (As Existing) CBC-02; CBC-03; CBC-04; CBC-05; (As Proposed) CBC-06; CBC-07; CBC-08; CBC-09; CBC-10; CBC-11 (stair configuration detail); CBC-12 (Rooflight product).
Reason: To identify the approved plans and details, and to avoid doubt.
