Conditions or Reasons:
1) The proposed dormers are of siting, scale, form and design which appear conspicuous and out of keeping with the character and appearance of the dwelling and streetscene. Moreover, the proposal would be sited within close proximity to the neighbouring residential property No 82 High Street and would result in an unacceptable loss of privacy. Therefore, the proposal is not considered to be a high standard of design or layout and is contrary to policy HQ1 of the adopted Local Plan, the adopted Design Guide and Section 12 of the NPPF.
