Conditions or Reasons:
1) The proposal would constitute inappropriate development in the Green Belt and there are no very special circumstances to justify overriding this policy constraint. It would also, by reason of its scale and siting have a detrimental impact upon the character and appearance of the area and a harmful impact on the openness of the Green Belt. For these reasons, it is contrary with policies HQ1 and SP4 of the Central Bedfordshire Local Plan (2021), Section 7 of the Central Bedfordshire Design Guide and Section 13 of the NPPF.
