| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of drawing numbers; 03-03-022D, 04-31-001C, 04-31-002C, 04-31-003C, 04-31-004C, 04-001.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality. (Section 12, NPPF) |

Notwithstanding the approved plans, all making good of the existing building shall be carried out in materials and finishes which closely match, like-for-like, those historic materials and finishing details used in the existing building or structure, to accord with usual conservation good practice unless otherwise agreed in writing by the Local Planning Authority.
Reason: To ensure that the special historical and architectural interest and integrity of the listed building is conserved and maintained in accordance with standard conservation good practice, local policies and the NPPF (Section 16). |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; 03-02-021, 03-02-022B, 03-03-021, 03-03-022D, 04-31-001C, 04-31-002C, 04-31-003C, 04-31-004C, 04-001.
Reason: To identify the approved plan/s and to avoid doubt. |
